Arada, one of Sharjah’s leading property developers, has formally awarded the primary construction contract for Masaar Central, the much-anticipated retail and lifestyle nucleus of its forested community project in Suyoh. The contract, valued at AED 60 million, has been granted to Intermass, a Sharjah‑based contractor already engaged in several residential phases of the Masaar development.
Retail Core to Anchor Forest-Themed Masterplan
Masaar Central is poised to serve as the commercial and social heart of the wider Masaar community, spanning 53,000 square feet of leasable space. It will host retail, dining, wellness and educational facilities, anchored by a Carrefour supermarket, a Wellfit gym and a Bright Star RGS nursery school.
The project aligns with Arada’s vision of creating an integrated forested environment across 19 million square feet, containing around 3,000 villas and townhouses arranged over six gated neighbourhoods. A central “green spine” featuring nearly 70,000 trees connects them all.
Completion Target Set for Late 2026
Construction for Masaar Central is slated to finish by the end of 2026, coinciding with the delivery of the final three residential phases of the broader AED 9.5 billion Masaar community.

Trusted Local Contractor to Deliver the Hub
Intermass, a well-established contractor in the Sharjah market, is already working on several residential phases within Masaar. Awarding the retail hub contract to a local firm supports continuity and reinforces local economic involvement in the project.
Community Amenities Already Taking Shape
So far, 1,500 homes have been handed over, as Masaar continues to evolve into an active, leafy neighbourhood. Existing amenities include the Masaar Discovery Center plus various family‑focused attractions such as:
- A children’s adventure playground
- A water play park
- A skateboarding zone
- The Zad food truck park
A branch of the UK’s Reigate Grammar School, Bright Star RGS Masaar, is scheduled to open in 2027, bringing international education into the community.
Nearby, the Masaar Track spans 6.6 kilometres, weaving through forested terrain via bridges and tunnels, and attracting thousands of cyclists every month. On‑site facilities such as The Loop café also provide bike rental and repair services.
Prime Access from Key Highways and Airports
Positioned in the emerging Suyoh district, Masaar lies close to Tilal City, the iconic Sharjah Mosque, and Arada’s earlier project Nasma Residences. The development benefits from ready access to Emirates Road and Mleiha Road, with Sharjah International Airport just a 15‑minute drive away and Dubai International Airport reachable within 20 minutes by car.
New Phase Sells Out in Hours
Following the success of the original community, Arada launched Masaar 2 in February 2025. This new phase includes 2,000 homes and sold out within just three hours of its launch, underlining strong market demand. Construction will start by year‑end, with the first homes expected by late 2027, and full delivery targeted by 2028.
A Step Closer to Arada’s Vision for Masaar
The award of the Masaar Central contract marks a major step towards finalising Arada’s flagship forested master plan. The retail hub will knit together the social and commercial fabric of Masaar, supporting daily life with essential services and engaging amenities. Anchored by trusted brands and backed by a local contractor, the project aligns with Arada’s eco‑community vision while reinforcing Sharjah’s growing appeal as a balanced and sustainable urban environment.
Once Masaar Central is completed, the wider community will host residents, visitors and amenities in a forest-themed layout that blends urban living with green spaces. With the main residential delivery wrapping up by the end of 2026 and support facilities like retail, wellness and education online soon after, the infrastructure will be in place to support a fully functioning neighbourhood, an exemplar of what integrated master‑planned development looks like in the UAE context.
